What does MLS Listing Calgary mean? If you're living in the Calgary area you're more than likely familiar with the term MLS Listing.
But people outside the country who want to move to the area are frequently puzzled by this term.

MLS is the abbreviation for Multiple Listing Service.

In reality it's a database of properties available to rent or buy throughout various areas, and it's voluntarily updated by Realtors.

It gives you, the customer, a central database to search through, rather than going to each real estate agent separately. You can access the MLS Listing Calgary database on-line at mls.ca or you can pick up the Calgary Real Estate News (CREN) paper that's issued every Thursday and scan the entries there.

You could easily construct your own real estate website for fun or even profit, if you do it right.

Virtually all Calgary properties available, including Calgary houses and condos, can be found in the on-line version of the publication as it is updated on a daily basis, more often than the paper edition.

Both renditions of CREN give details of mortgage rates from local banks, helping you to see if you can afford the property you've just set your heart on.

Of course CREN is not the only place where you can find details of all the properties available in the area. Most Realtors also have access to the database and should be able to efficiently match you with at least one suitable property in one of the Calgary zones that you want to move to.

But as with all things, there is a tax associated with the property you want to buy.
The best way to find out how much you need to pay is to look at the City of Calgary property tax calculation.

Rather than try and explain the formula here, I would suggest you contact them for more details. Or you can access their section on property tax directly.

If, despite all your searching, you cannot find anything on any of the MLS Listing Calgary sites or in the papers to suit your needs, then perhaps you should broaden your search slightly.

Why not look at all the properties beyond the Calgary area, for instance, by checking out the MLS Listing Canada website on mls.ca. Use the map they provide to select your region and you're on your way.
